How is a water leak located without opening the walls?

Non-invasive detection combines several instruments that read what is happening inside the structure. The electro-acoustic listening device amplifies the noise water makes as it escapes and lets us follow it to the loudest point; the thermal camera reads the heat signature of a hot-water line or the cooling caused by evaporation; tracer gas is introduced when the pipe is dry or the sound is too faint.

Every survey starts with a pressure and meter test. We isolate the circuit, watch the meter and rule out fixtures one by one. That process tells us whether the loss is on the cold feed, the hot feed, the waste run, the irrigation line or the pool shell, so nothing is opened where there is no leak.

What are the signs of a hidden leak?

These are the symptoms that most often confirm water is escaping inside a Costa del Sol property.

• Water bill rising with no change in usage
• Meter still turning with every tap closed
• Damp patches, mould or bubbling paint
• Cold, damp or lifting floor tiles and skirting
• Loss of pressure at taps and showers

What is the difference between a visible and a hidden leak?

A visible leak is identified straight away: a dripping tap, a loose trap, a weeping stopcock or an accessible joint under the sink. The repair is direct and usually completed in the same visit by replacing the failed part.

A hidden leak runs inside a wall, under the floor screed or along a buried pipe, and only shows itself through its effects: damp, high consumption or low pressure. It needs detection equipment because water can travel several metres before it surfaces, so the visible stain almost never sits over the actual break.

Will the work be documented for an insurance claim?

Yes. Spanish home insurance policies commonly cover leak detection, the repair itself and the water damage caused, but each policy defines its own limits. We supply a written report of the survey and the repair, together with photographic evidence and an itemised invoice, so you can submit the claim without chasing paperwork.

Once the pipe is repaired we run a second meter test to confirm consumption has stopped, and we replace the damaged section rather than patching it, using recognised brands so the repair lasts. All work carries a written guarantee.
